Notary and Closing Costs Calculator
Closing costs are paid by the buyer when a property changes hands. In France they are usually called notary fees, but most of the amount is transfer tax and the notary's fee is a smaller part. This calculator covers France only for now.
Calculator
Formula and sources
Transfer tax = price × TPF rate (6.32 % in most departments, 5.81 % in others, 0.715 % for a new build). Security contribution = price × 0.10 %. Notary fee = progressive bracket rates on the price (3.870 %, 1.596 %, 1.064 %, 0.799 %), plus 20 % VAT. Total = transfer tax + security contribution + notary fee + your agency and bank fees. Sources: notaires.fr, "Frais de notaire réduits" (TPF 6.32% / 5.81% for 1 Apr 2025 to 31 Mar 2028; new-build reduced rate 0.715%; CSI 0.10%); service-public.gouv.fr F17701 (émoluments bracket table from 1 Jan 2021, VAT 20%). About This Calculator
What It Does
This tool adds up the French costs of buying a home that are fixed by law or by the notary's tariff, and adds the agency and bank fees you enter. It reports the total, its share of the price, and each component.
Worked Example
A €300,000 existing home in a department at the 6.32 % rate pays €18,960 transfer tax, €300 security contribution and €3,353.10 notary fee with VAT: €22,613.10 in total, or 7.54 % of the price. A new build at the same price pays €2,145 transfer tax, so the total is €5,798.10 (1.93 %), before the débours that the calculator excludes.
Real-World Usage
Use the total to plan the cash needed at signing, on top of the deposit. The figure excludes the débours and formalités charged by the notary, so the final statement from the notary is the figure to pay.
Local Context
This calculator covers France. The rates come from notaires.fr and service-public.gouv.fr. Other countries are not shown until each has a dated official source.

Frequently Asked Questions
Why is the French "notary fee" so much larger than the notary's own pay?
Most of it is transfer tax and the security contribution, which the notary collects and passes to the state and the departments. The notary's fee is a smaller share.
Why does a new build cost less?
A new build carries a reduced transfer tax rate of 0.715 %, against 5.81 % or 6.32 % for an existing home. The notary fee is still charged.
Why are agency and bank fees my own figures?
They are set by each agency and bank, so the calculator does not estimate them. Enter the amounts from your own quotes; the default is 0.
