Sale Net Proceeds Calculator
Net proceeds are what is left when a sale has paid everything it must cover. From the sale price, take off the agent's fee (a percentage of the price), the notary and sale costs and the mortgage balance still owed. The result is the cash you receive at closing, based on the figures you enter.
Calculator
Formula
Agent fee = sale price × fee % ÷ 100. Total deductions = agent fee + notary and sale costs + mortgage balance. Net proceeds = sale price − total deductions.
About This Calculator
What It Does
This calculator works out the net cash a seller keeps when a property sale closes. Enter the sale price, the agent fee as a percentage of that price, the notary and sale costs as one amount, and the mortgage balance still owed. It deducts each item and returns the net proceeds. It does not calculate tax on any gain, and it does not include charges that are not in the four figures you enter.
Worked Example
The page opens with a 400,000 sale. A 5 % agent fee on 400,000 is 20,000. Notary and sale costs are 10,000, and the mortgage balance still owed is 250,000. Total deductions = 20,000 + 10,000 + 250,000 = 280,000. Net proceeds = 400,000 − 280,000 = 120,000 at closing.
Real-World Usage
Use it before you list a home to see what the sale will leave you, to compare the net from two agent fee offers, or to check whether the proceeds cover the mortgage payoff and the costs of moving on.
Local Context
Closing costs, notary fees and agent commissions differ by country and by region, and some are set by law while others are negotiated. This calculator uses the amounts you enter and does not assume any country's rates. Capital gains tax is not included. The figure is an estimate and does not replace the settlement statement for your own sale.

Frequently Asked Questions
What are net proceeds from a home sale?
Net proceeds are the cash you receive at closing after the sale pays the agent's fee, the notary and sale costs, and the mortgage balance still owed. It is the sale price minus everything that must be settled from it.
Does the agent fee come off the sale price?
Yes. The fee is a percentage of the sale price. At 5 % on a 400,000 sale it is 20,000, and that amount is deducted before the net figure. Enter the fee your agreement states.
What if the mortgage is more than the net?
If the deductions are larger than the sale price, the net is negative. The calculator then shows a shortfall: the difference would have to be paid in cash at closing rather than received from the sale.
